Hollywood 959 sets a new standard for creative workspace designed for media/entertainment industry

LOS ANGELES (March 8, 2016) – Ware Malcomb, an award-winning international design firm, today announced that construction is complete on a new creative office campus for J.H. Snyder Company located at 959 North Seward Street in Los Angeles, California. With this project, called Hollywood 959, J.H. Snyder Company sets a new standard for creative workspace designed for the media/entertainment industry. Ware Malcomb provided architectural and interior design services for the project.

“Hollywood 959 is a collaborative campus environment for creative tenants,” said Ware Malcomb Principal, Radwan Madani. “Ultimately, our client, J.H. Snyder Company, wanted an entertainment campus that would be as vibrant as Hollywood itself, while incorporating amenities that are important to today’s workforce.”

The design features two buildings (East Wing and West Wing) with maximum rentable square footage of 244,329 and approximately 737 parking stalls within an eight-level parking garage including electric vehicle and low-emitting vehicle parking zones. The project caters to users of office, production, post-production, and editing facilities. It allows for tenant flexibility and an opportunity for a private, secure campus within 15 minutes of numerous Hollywood studios and world famous venues, as well as multiple industry vendors (i.e. film editing, film and tape storage, lighting, grip and power equipment, etc.).

“In collaboration with J.H. Snyder Company, our overall design concept was to create a contemporary, modern architectural style as a counterpoint to the adjacent monoliths of concrete and brick,” said Ware Malcomb Principal of Design, Jinger Tapia. “Through the use of white metal panel, champagne-toned plaster and vibrant colored glass, we have created a break from the visual status quo of painted concrete to create a unique entertainment campus that is sure to inspire the creativity of future tenants.”

The campus features several on-site amenities popular in today’s creative office market including: large outdoor gathering areas, a 4,300 square foot on-site commissary with additional space for outdoor eating/lounging, , two-story wing with exposed barrel truss and colored operable windows, opportunity for screening room(s), and WiFi in outdoor areas. Large, flexible floor plates allow for multiple office plan arrangements and sizing, including the opportunity for exterior circulation along window line, while the multifunctional courtyard space can be used for events, screenings, and an alternative work environment.

Sustainable design features include increased natural ventilation, outdoor air monitoring and lighting level controls.  In addition, 90% of occupants will have views to the outdoor environment. The project qualifies to earn enough points to achieve LEED Silver Certification from the U.S. Green Building Council (usgbc.org).

J.H. Snyder Company also served as the General Contractor for Hollywood 959. Ware Malcomb’s Los Angeles office recently relocated to Downtown LA to better serve their rapidly growing client base.
