Ware Malcomb Announces Construction Completed on New Office Building in Centennial Valley Business Park

WARE MALCOMB ANNOUNCES CONSTRUCTION COMPLETED ON NEW OFFICE BUILDING IN CENTENNIAL VALLEY BUSINESS PARK

DENVER (April 20, 2018) – Ware Malcomb, an award-winning international design firm, today announced construction is complete on a new speculative office building located at 168 Centennial Parkway in Louisville, Colorado. Ware Malcomb provided architectural design and civil engineering services for the project.

The new two-story, 58,300-square-foot Class A office building features flexible floorplans within a campus setting, conveniently located off U.S. Highway 36 in the Centennial Valley Business Park. The exterior façade design features a variety of materials and elements including painted steel, prefinished metal panels, ACM panels, CMU veneer, stucco and precast concrete.

“This office project represented an exciting opportunity for Ware Malcomb to add significant value to the client,” said Matt Chaiken, Ware Malcomb Principal of Architecture. “Although the initial project plan envisioned a one-story building, our team worked around the property’s challenging topography to design a two-story building that is better suited to the site, increasing the square footage while reducing development costs.”

“With Ware Malcomb’s Denver-based commercial and civil engineering teams working together, we were able to implement a building and site design that maximized the real estate value of this property for our client,” added Chris Strawn, Ware Malcomb Principal of Civil Engineering.

Ware Malcomb’s civil engineering services for the 4.1-acre site development included grading, erosion control, storm water management and utility design. The steep grading of the site’s topography resulted in multiple retaining walls to maximize the usable land and building square footage.

The project was developed by Koelbel and Company, and the general contractor was Murray and Stafford.
