Architectural design services for a site area of 23.45 acres with a total 707,056 SF. It is a pioneering building type with industrial building space stacked on two floors. To date, Riverbend Business Park is the largest LEED-certified warehouse project in British Columbia.

The ground floor comprises of 437,239 SF with 32’ clear heights. The second story, which is accessible to full size transport trailers via a heated ramp, consists of 269,817 SF, 28’ clear heights and a 130’ truck court with dock loading doors. A long service ramp provides transport truck access to the second level. Contained below the ramp are assorted mechanical rooms, leasing office, and storage space.

The building is provided with a number of main entrances to allow for flexible demising. It addresses the unique challenge of maximizing industrial floor space on a prime site and meets the considerable logistical and code-related challenges offered by this new building type.

The facility will provide immediate proximity access to transportation corridors, public transit, labour, and the Greater Vancouver Area’s core populations.
